Cozy Nest: Choosing tenants for your rental houses

By Thitinan Promaksorn

Manage rental houses, select tenants by their preferences, and maintain clean rooms while keeping track of rent and resident satisfaction.

Cozy Nest is a browser-based rental-house management game by Thitinan Promaksorn. Players take the role of a landlord choosing who moves in. The creator says the idea grew out of listening to tenants’ complaints and handling rental problems, with The Sims as an inspiration. The game is still in development. The accessible part tested here was its fallback management interface, available when the 3D scene failed to load.

Tenant choices show up in the house details

Assigning a tenant to a rental house works. Accepting the character Pan (ปัน) into house 2 changed the total tenant count from 2/6 to 3/6. That house then showed 1/2 occupants and rent of ฿627 per day. The house-level figures make it clear where the selected tenant has moved and how much room remains.

Cleaning changes the displayed rent

House upkeep has an immediate cost and effect. Cleaning house 2 used ฿320 of in-game money, reducing the balance from ฿12,000 to ฿11,680. Cleanliness rose from 92% to 100%, and the displayed daily rent increased from ฿627 to ฿632. This small interaction makes the connection between room condition and rent visible. Judging its longer-term value would require testing time progression and other expenses.

The tenant panel gives residents more detail than a name and rent figure. Pan is a literary translator who likes books, quiet and comfort, and prefers the loft. The panel showed 68% satisfaction, 88% energy and a comment that the room smelled clean. These details give the choice of residents some personality and indicate which preferences the room is doing less to meet.

The 3D scene remains unassessed

The 3D scene could not initialize in the cloud browser used for testing because of a WebGL problem. A built-in fallback management interface still allowed house selection and tenant placement. That leaves the visuals, movement and interaction within the 3D scene unassessed. It does not establish that every player’s device will encounter the same issue.

A rental-management idea to try

Cozy Nest starts with a recognizable part of a landlord’s life. Its tested management interface presents the relationship between houses, tenants and rent plainly. Testing stayed paused on day 1, so rent collection, decoration, house upgrades and longer-term play remain unassessed. Players interested in rental-house management can try the work in progress, keeping the current version’s limitations in mind.
